Home staging services

Each of the services listed below can be offered on a stand alone basis or as a combination:

  • Walk through and verbal consultation:  provides you with all the advice you need to prepare your home for market yourself, or interior evolution can co-ordinate the work, prioritising the areas which need the most attention and working to an agreed budget.
  • Written report: after the walk through, why not follow up with a full report.  It contains an analysis of the problem areas along with the specific actions required to resolve them, including:
    • Colour schemes, including paintwork, wallpaper and fabrics
    • Recommendations for furniture, soft furnishings, lighting, flooring, window treatments and accessories
    • Furniture placement
  • De-cluttering: if the scale of your clutter is overwhelming you and you don’t know how to tackle it or where to begin, interior evolution can help you to restore order to your home through a hands on approach.
  • Styling: provides the finishing touches, including sourcing of artwork, accessories, etc to ensure your property is expertly “dressed” and ready for the estate agent’s camera.

 

Frequently asked questions about home staging

Q: I’ve watched plenty of TV programmes about how to sell your house.  Why use a home stager?
A:  It is often difficult to be objective about your own home.  You’ve got used to living in it the way it is and might be blind to the problem areas.  Occasionally home owners apply all the lessons listed in these programmes, to the point that the property looses all of its character and identity.  A professional home stager can quickly assess your property and provide cost effective solutions with real buyer appeal.

Q: Home staging – why do I have to do it?  I can imagine what a room is going to look like with my furniture in it, can’t everyone else?
A: 90% of the population actually find it quite difficult to imagine what a room might look like, so it is important to help illustrate this for them.
 
Q: What are buyers looking for?
A: Generally buyers want somewhere that “feels right”.  If they see several small problems, such as a dripping tap or full guttering, they will wonder what other larger problems they are unable to see. 

Q: Should I replace my kitchen before I sell?
A: It can vary from property to property.  You might well be able to give your kitchen a face lift, by replacing the unit doors, or modernise the overall look by updating the handles and knobs.

Q: Does everything have to be neutral/magnolia?
A: No!  It’s helpful if the large items such as flooring, walls, sofas, etc are in a neutral colour.  It is important to inject colour through accents such as artwork, plants, accessories, etc.  This will bring a scheme to life.

Q: How much will it cost?  Moving home is expensive enough without spending more money on improving my home just to sell it.
A: On average, you can expect to spend between 1 and 1.5% of your property value on preparing it for sale.  This could make the difference between selling your property at the full asking price and having to drop the price, or not being able to sell at all.
